Glacier Location LDA is a real estate agency registered and licensed in Portugal. We work with residential and investment properties, guiding clients through every stage — from the first conversation to the transfer of ownership.

We operate in Lisbon, Oeiras, Cascais, and the south bank of the Tagus. We know these markets not from reports, but because we live and work inside them.

Real Estate

Our core focus is property search and transaction management. We work with buyers and sellers, ready properties and new builds, listed inventory and off-market opportunities.

Every transaction is handled end to end: search, legal due diligence, negotiation, and completion. Our IMPIC licence (Instituto dos Mercados Públicos, do Imobiliário e da Construção) confirms that we operate within the professional standards of the Portuguese real estate market — and that we are accountable for our work.

Relocation

Our second area of activity is relocation to Portugal. We support investors, entrepreneurs, professionals, and freelancers — from selecting the right visa to settling into life in the country.

We work across all current programmes: Golden Visa, D2, D3, D7, Digital Nomad. We assist with company registration, asset structuring, and real estate transactions as part of a broader relocation strategy. Every case is handled individually — there are no standard scenarios here.

Team

Our team includes lawyers, tax advisors, accountants, and real estate agents. This allows us to manage not just individual tasks, but the entire process as a single, coherent system with shared logic and accountability.

We work in Portuguese, English and Russian. We understand not only the legal side, but also what life in Portugal is actually like — its opportunities and its real constraints.
